When her husband ends up in the hospital due to a car crash, EMT Karen opts to list their extra rooms for rent on the internet. Everything proceeds smoothly until a woman named Miranda becomes a tenant. Miranda soon entangles herself in every aspect of Karen’s life. After one of the renters is discovered dead, Karen suspects Miranda’s involvement but is unaware that evicting her unhinged guest will trigger Miranda’s deadly fury.
